Planning Department

The Planning Company, LLC is the City of Baldwin's designated planning official, staffs our Planning Department and oversees the City of Baldwin's development related activities and zoning administration to ensure that land uses are consistent with the City's long and short term goals and objectives.

The Planning Department serves as the City Staff liaison to the Planning Commission and reports to the City Council on land use issues. They also work with the Park Committee on park development issues and historic sites. One of the most important elements of the Planning Department’s role is providing information and assistance to residents, local businesses and developers.

The Comprehensive Plan, Zoning Ordinance, Subdivision Ordinance and other development regulations are prepared by the Planning Commission and adopted by the City Council to be used by City staff in processing and review of development applications for land subdivisions, new development and redevelopment.  To view the planning process click here.

Comprehensive Plan

The City of Baldwin's Comprehensive Plan provides a guide for how the community will continue to grow and develop in the next 20 years. The Comprehensive Plan is generally updated every ten years or as significant issues arise to reflect changing conditions.

Development Regulations

The Comprehensive Plan serves as the guideline for Baldwin's Zoning Ordinance. In accordance with the Comprehensive Plan, the City established specific areas for residential, commercial, and industrial development with performance standards applicable to each type of property and use. All new development and existing land uses in Baldwin must comply with the Zoning Ordinance. Requests to divide property must also comply with the procedures and requirements of the Subdivision Ordinance and engineering review.
